To extend this 1 bedroom rental flat in to a 2 bedroom property and create an open plan kitchen, dining and living area, whilst working within the confines of a conservation area and close proximity to neighbours.
The client was keen to extend this property to increase the financial return on this rental investment and create a more appealing prospect to prospective tenants.
To achieve the additional space required we added a side extension to the rear of the property which created sufficient area to for a light and bright galley kitchen with open plan dining and living area. The existing living space at the front of the house was converted in to a second bedroom. We produced a modern and well-lit space at the rear of the property through strategically positioned spotlights, large glazed roof light and tall glazed doors leading out to the outside patio area.
This conservation area meant that we had to be sensitive to the environment and we also had to ensure the privacy of neighbouring properties. The scheme we proposed was accepted without delay by the local authority planning department and the result of this project is a modern spacious two bedroom flat ideal for the rental market.
A modern two bedroom flat with contemporary open-plan living space has been created in this period building and as a result the additional market appeal has enabled the client to maximise his rental return on this investment property.
We were very pleased with the design from Ask My Architect and their expertise through the difficult planning approval process. After the project was completed we were able to rent out the property immediately and double the rental income
