To extend this period property, creating a generous open-plan living space whilst linking seamlessly with the existing reception room to maximise incoming natural light.

The Challenge


Listening to the client’s needs for their new space we developed a scheme that incorporated the property’s side return to create a light and spacious living and entertaining area.

The existing second reception room had very tall doors leading in to the side return; the client wanted to retain the height of this doorway, which would now be adjoining the new open plan area, to maximise the amount of light coming in to this room.

Discussing and sketching different options with the client we advised them on the best layout to achieve what they wanted. Due to an extension already in existence on the other side of the party wall, and our knowledge and experience of planning regulations, we were able to design a taller than usually permitted scheme that would clear the top of the reception room doors in to the new extension.  Our spacious solution was approved for planning by the local authority without delay.

The Challenge


Extending the rear of the property in to the side return has created a wonderful clean and light spacious kitchen dining area. Incorporating elements such as the tall reception room doors, exposed brickwork and new timber framed windows has delivered a space which is sympathetic to the heritage of the house, whilst adding the modernity and ease of entertaining that comes from open-plan living.

The service from Ask My Architect was superb, they helped me realise exactly the space I wanted during the live design session and the end result they’ve delivered has both met and exceeded my vision
